Roof Coatings Repair

Roof coatings are materials that can be applied to an existing flat roof to maintain and protect it from deterioration and/or seal it to extend its useful life. All coatings need to be recoated between 5 to 20 years, depending upon the thickness of the application and the quality of the material. The materials can be warranted by the manufacturer for up to 20 years.

Aluminum reflectant is solvent or water-based, a protective paint designed to be applied to built-up roofs to protect the roof from UV breakdown. It is inexpensive, not a waterproofing material, and does not hold up well in ponding water.

Asphalt emulsion is a water-based coating made from asphalt emulsified with bentonite clay and water. It is cold-applied and comes fibered or non-fibered. This material has been around since the 1940s. When applied per manufacturer’s specifications, the manufacturer warrants this material for 5 to 10 years.

Acrylic coating is a water-based material that can come in many colors; it is reflective if it is white. It is applied over cap sheet, modified bitumen, EPDM, TPO, PVC, and foam. It must be applied when the weather is warm and sunny. This is the least expensive coating material and considered a “cool” roof, Energy Star roof, and may qualify for PG&E rebates.

Polyurethane is a solvent-based material that can come in many colors; it is reflective if it is white. It is applied over cap sheet, modified bitumen, EPDM, TPO, PVC, and foam. This is a harder surface and works well in ponding areas. It is a “mid-cost” material, a “cool” roof, Energy Star roofing material, and may qualify for PG&E rebates.

Silicone is a solvent-based material (which results in a softer surface and works well in ponding areas) that can come in many colors. It is reflective if it is white. It is applied over cap sheet, modified bitumen, EPDM, TPO, PVC, and foam. It can be applied when the weather is cold. This is a “mid-cost” material. When it is white, it is a “cool” roof, Energy Star roof, and may qualify for PG&E rebates.

Kynar is a water-based material that can come in many colors; it is reflective if it is white. It is applied over cap sheet, modified bitumen, EPDM, TPO, PVC, and foam. It is an expensive material and is very durable. When white, it is a “cool” Energy Star roof and may qualify for PG&E rebates.
