San Jose Roof Inspection

Roofer of Choice for the Silicon Valley Since 1979

A written assessment from a licensed roofing and general contractor, serving the Silicon Valley since 1979

Know What’s Really Happening With Your Roof

A roof is one part of your home you rarely see up close, and one of the most expensive to get wrong. We take the uncertainty out of your roofing decision by beginning with a thorough assessment of your roof’s condition and a discussion of the appropriate product options and pricing, so you’re deciding from facts, not guesswork.

That assessment starts with a written report from one of our inspectors, covering the roofing system itself and the structure underneath it: what condition each layer is in, what caused it, and what, if anything, needs attention to protect your investment.

We hold a C-39 Roofing License and a General Contractor’s License. The distinction matters more than it sounds. A roofing license covers what sits on top. A General Contractor’s License covers what’s underneath it: the sheathing, the rafters, the flashing details tied into the structure itself, the parts you don’t see. Eastman Roofing & Waterproofing has carried both since 1979, which is why our inspections speak to your home’s value as a whole, not just its surface.

What the Inspection Actually Looks At

Nothing here is guesswork, and nothing is left to memory. Each item is checked, and each finding is recorded.

  • Roofing material: shingle, tile, metal, flat, or slate, evaluated for wear, cracking, and the years of service life realistically remaining
  • Flashing and penetrations: vents, chimneys, skylights, and valleys, where the large majority of leaks start
  • Structural condition beneath the surface: sheathing, decking, and framing, assessed under the General Contractor’s License rather than guessed at from the roofline
  • Ventilation and drainage: whether air and water are moving through the system as designed, or working against it
  • CertainTeed Select ShingleMaster standards: for asphalt shingle roofs, evaluated against the manufacturer’s specifications tied to that certification

Every roof we inspect is looked at twice before a recommendation is made: once by the inspector on site, and once again as part of our internal review before the report reaches you. If the two don’t agree, we go back and look again.

When Should You Get Your San Jose Home Inspected?

Most roofing problems are quiet for a long time before they become expensive. A yearly inspection is the simplest way to stay ahead of that timeline, but a few situations call for one sooner:

  • Before buying or selling. So the roof’s condition is documented and known, not assumed.
  • After any visible sign of trouble. A leak, missing or curling shingles, or granules collecting in the gutters.
  • Following a significant storm. Even without obvious damage, wind and heavy rain can loosen flashing or shift materials out of place.
  • As a manufacturer’s warranty period nears its end. To confirm the roof is still performing the way it should.
  • For homes built before roughly 1985. Older materials common to the Bay Area are more likely to be reaching the end of their service life.

If you’re unsure whether your situation calls for an inspection now or if you can wait, that’s a fair question to ask us directly rather than guess.

What You Receive

A written report, not a verbal impression left at the door. It states the condition of each part of the roofing system in plain terms, what is driving any wear you’re seeing, and a clear recommendation: repair, monitor, or replace. If the honest answer is a repair, that is what the report will say, and it’s what we’ll quote.

Pricing for the inspection itself depends on the roof’s size, pitch, and number of stories, along with how many access points it involves. You’ll have a specific number before the appointment is scheduled, and the estimate itself is free.

Our Roof Inspection Process

Because we’re trained and experienced to diagnose and remedy your entire roofing system, and the underlying construction supporting it, each step below covers more than the surface layer.

  • You reach one point of contact. The same person who schedules your inspection stays with you through the written findings and any follow-up.
  • An inspector examines the roof on site. Materials, flashing, ventilation, and the visible condition of the structure beneath are covered in a single visit.
  • Findings go through internal review. A second look at the same evidence before anything is finalized.
  • You receive a written report. Plain language, a clear recommendation, and a free estimate for any work involved.
  • We walk through it with you. Questions answered before you decide anything, on your schedule, not ours.

Handled Quietly, From One Point of Contact

An inspection means someone on your property, and we send a discreet professional crew that treats the visit the way we’d want it handled at our own homes. Our team works efficiently, keeps the visit brief, and does not make a production of it for the rest of the street. One person on our end stays with you from the first call through the written findings, so you’re never re-explaining your roof to someone new.

Where We Work

Eastman Roofing & Waterproofing performs roof inspections in San Jose and the surrounding communities. Our roof inspectors see a wide range of roofing systems across these areas, from decades-old shake and shingle homes to newer tile and metal builds, and know what each is prone to.

Frequently Asked Questions

A roofing inspection typically covers the visible roofing material. Because Eastman holds both a C-39 Roofing License and a General Contractor’s License, our inspections also cover the structural components underneath, sheathing, decking, and framing, which a roofing-only license doesn’t authorize us to evaluate.

Since 1979. The company has operated continuously in the South Bay under the same licensing for over four decades.

No. Recommendations are limited to what the written findings support. When a repair addresses the issue, that’s the recommendation, and it’s documented as such.

It depends on the roof’s size, pitch, and accessibility. You’ll receive a specific figure, free of charge, before scheduling.

Annually, at minimum, along with an inspection before purchase for any home built before roughly 1985, when several older roofing materials common in the Bay Area begin to show their age.
